Rapidly changing market conditions associated with the economic recession required a significant rethinking of the potential for this key development parcel. Moving away from a focus on residential development, the feasibility of a mixed-use commercial, office, and supporting residential project was undertaken. Abutting land uses, physical and preservation challenges, regulatory commitments via previous PUD agreements, and financial feasibility were are addressed in the repositioning of this development site. Building upon the plan, a phased implementation effort was initiated which met with the on-going financing challenges facing the real estate development community.
